Moves to help fund Mt Marrow subdivision

THE developer of a Council approved subdivision at Mount Marrow is hoping to get the go ahead for a minor change to help fund the development.

In July, the Ipswich City Council approved the subdivision of the 32ha property at 44 Dances Road, Mt Marrow, owned by Chong Wei Zhu.

Under the approval, a portion of the property, almost 8ha, will be broken up into 15 residential blocks ranging in size from 4,000sqm to 5095sqm. The 16th allotment, measuring 3,707sqm, will be structured as a bio retention basin.

All residential blocks are to be serviced by a single internal road with the result that there will be only one access onto Dances Road.

The remainder of the property, termed as the balance lot, measured 24.22ha.

As part of the approval, Council will levy infrastructure charges on the developer amounting to more than $227,400.

However, now the developer wants to stage the subdivision.

The staging being proposed is to first subdivide the 32ha into two lots – one taking in the approved subdivision parcel (Lot 2) and the other lot taking in the 24.22ha balance lot (Lot 1).

Stage 2, under the new proposal, will be the actual residential subdivision.

According to documents accompanying the latest application … “the proposed staging of the development will assist in creating a separate title for proposed lot 2 … the creation of this title will assist in the funding of the further development and allow the creation of the 15 residential allotments that are approved to commence.”

Council planners are currently reviewing the application.
