New estate proposed next to Dawn Walloon

PLANS have been lodged to develop 64 homes in a new estate next to the massive Dawn Walloon Estate.

Vimgram Pty Ltd lodged an application with Ipswich City Council last week for Walloon Park Residential Estate on a four hectare property on Taylors Roadd, in the fast growing area of Walloon.

The proposed block sizes for the estate range from 350sqm to 1,045sqm.

The block is zoned Future Urban Zone under the Ipswich Planning Scheme and is in the urban footprint under the SEQ Regional Plan for low density residential development.

However the development application triggers impact assessment as it seeks to override the Ipswich Planning Scheme for the site to be considered within the Residential Low Density Zone and a material change of use of the property.

Planners for Vimgram said the proposed development demonstrated consistency with the overall outcomes of the Future Urban zoning “with the proposed lots appropriately sized and configured to accommodate future residential uses within a consistent large lot subdivision pattern”.

“It is acknowledged the adjoining Dawn Walloon Estate has established an urban settlement form that reflects a structured planning layout; however, is not inclusive of properties along Taylors Road,” the planning report states.

“The properties along Taylors Road are yet to achieve an established urban settlement pattern.

“The proposed development is an appropriate outcome within the context of the surrounding area, with a changing urban settlement pattern forming from the Dawn Walloon Estate development to the south of the subject site.”

The application is currently being considered by Ipswich City planning officers.
