Thagoona Village concept envisages high density urban living

A DEVELOPER plans to establish a high density residential estate at Thagoona – predominantly multiple dwelling apartments – on 50 hectares of land running north west from the Thagoona Railway Station.

Initially, the developer, SYZ Thagoona Land 1 Pty Ltd, hopes to gain preliminary approval for a variation to the Planning Scheme to accommodate the ‘Thagoona Village’ concept.

In the same application, which is now in the public notification stage, the developer has outlined plans to subdivide the six properties that make up the total land area into 26 allotments – eighteen management lots for residential purposes and eight open space lots.

While the land is used for rural activities now, it is mapped in Council’s Planning Scheme as an Urban Development Area and zoned Future Urban.

Five of the properties run back from the corner of Rosewood Thagoona Road and Thagoona Haigslea Road to the Karrabin Rosewood Road.

The sixth property is on the other side of the Karrabin Rosewood Road and is separated from the rest by a private property.

That private property is currently subject to a planning application by another developer for a state school site, local commercial and retail centre and open space corridor.

If SYZ Thagoona Land 1 Pty Ltd win Ipswich City Council approval for the Thagoona Village concept and subsequent break up of the rural land, it sets the groundwork for a major residential complex of buildings.

A document uploaded onto Council’s development portal by the developer’s town planning agents, outlines the vision for the proposed ‘village’.

“Thagoona Village creates an integrated network of streets and open spaces.

“A range of allotments are configured around this network to accommodate a range of dwelling types and provide flexibility for further reconfiguration of master lots.

“It is acknowledged the predominate dwelling type to be provided at Thagoona Village will be multiple dwelling apartments [up to five storeys].

“Multiple Dwelling developments are to be developed on individual sites created through this application or subsequent reconfigured master lots.

“These allotments are assigned building heights, density provisions and setbacks to embed variety in the resultant urban form.

“Multiple Dwellings can occupy different sized lots from large redevelopment areas to smaller sites, consisting of a mix of building types.

“The proposal creates allotments which may be further subdivided to create smaller allotments or enable master planned building on a single allotment.”

The land between the Rosewood Thagoona Road and the Karrabin Rosewood Road is the area proposed for the higher urban density developments. The land on the north western side of the Karrabin Rosewood Road is proposed for lower urban density development.
